$250 deposit PAID IN ADVANCE. Deposits will be returned within 5 days after check-out and when the property has been determined free of damage and only requires general cleaning and disinfection. Damage to property, household, furnishings, lost or stolen items, or clean-up not considered general cleaning and disinfection will be deducted from the deposit. Any damage or clean-up costs above the deposit will be charged to the registrant.

PETS

Pets are accepted with a $10.00 extra charge per night. Inside pets are limited to 12 lbs. Larger dogs are accepted at specific fenced properties and only if they are kept outside and within the fence at the same rate. We ask that you clean up after your pets.

Smoking is permitted out-side only, please.

GETTING ACCESS TO PROPERTIES

Once you have made your reservations and you are ready to check-in  you will need to contact our office manager at the Motel located at 9099 FM 729. The hours at this location are 8:00 A.M.-10:00 P.M. Monday through Sunday in Season. Any other times you will need to call us at (903) 755-2725 or (866) 755-4880 in order to reach us.

RESERVATIONS

Reservations can be made by phone, fax,     E-mail or regular mail. We accept Visa, MasterCard, American Express, Traveler's Checks, and cash. PERSONAL CHECKS ARE NOT ACCEPTED.

Our office hours are Monday-Sunday 8:00 A.M. to 10:00 P.M.  

Cabins/Motel Rooms:  Holiday Reservations (see availability for list) not cancelled within the required cancellation period (1 week) will be charged the 3 night minimum cabin rate and 2 night minimum motel room rate while regular reservations not cancelled within the required 72 hour time frame will be charged a 1 night cabin/motel room rate.

Lakefront Home: To cancel a reservation on our Lakefront Home and receive a deposit refund, the following criteria must be met, except for Holiday Week-Ends (see availability for list).

Reservations for Holiday Week-Ends: (see availability for list) have a non-refundable charge for all reserved days unless cancelled 2 weeks prior to the reserved arrival date.

We would like to remind our guests that we do have a "PET POLICY" in that we DO NOT ALLOW  inside pets weighing more than 12 lbs. There is a $10.00 per night charge for each pet in this category. Individuals are required to clean up after their pets.
